Estimated property tax levy disclosure Verbatim language required

Real Estate Disclosure Act, NMSA 1978 § 47-13-4

Before accepting an offer, the seller or seller's broker must request from the county assessor the estimated property tax levy (using the listed price) and provide the assessor's written response to the buyer or buyer's broker, together with the statutory disclaimer; buyer may waive in a signed writing before submitting the offer; compliant brokers are immune from suit.

No statutory seller property condition disclosure form

Common-law duty; NM Real Estate Commission rules (16.61.19 NMAC) for licensees

New Mexico has no statutory property-condition disclosure form; sellers must not misrepresent or conceal known material defects, and licensees must disclose adverse material facts; NMAR disclosure forms are customary.
